Once an Agent Sliding Scale is set up and assigned to an agent, Rex applies the right tiered percentage every time you add an agent allocation to a listing. There is nothing to calculate by hand, including when an allocation crosses a tier boundary.
This article covers what happens on the commission worksheet, how to see the calculation Rex used, and how to switch an allocation between sliding and fixed calculation.
Before You Start
- The agent needs a sliding scale structure assigned to them under Agent Defaults. If that has not been done yet, see Financials & Commissions: Setting Up an Agent Sliding Scale 🔒
- You need to be in Finance Mode on the listing to add or edit an agent allocation.
How Rex Applies a Sliding Scale to an Agent Allocation
- Open the listing and switch to Finance Mode.
- Choose Add Agent Allocation.
- Select the agent.
- Rex checks the agent's running total for the current commission period, determines which tier they are in, and applies that tier's percentage to the allocation automatically.
You do not need to select a tier or enter a percentage. If the agent is on a sliding scale, the allocation defaults to Sliding Calculation and the figure is calculated for you.
What Happens When an Allocation Crosses Two Tiers?
Rex splits the allocation and calculates each portion at its own percentage, then adds the results together. You do not need to create two allocations or work out the split yourself.
For example, with tiers of 50% up to $100,000 and 60% from $100,000 to $200,000, an agent sitting at $90,000 who is allocated $20,000 of gross commission has $10,000 calculated at 50% and $10,000 at 60%, giving $11,000 in total.
How Do I See How a Commission Figure Was Calculated?
Sliding scale calculations show their working, which is useful when an agent queries their number.
- Show calculation breakdown on the commission worksheet expands the tier maths, so you can see which tiers were used, what portion of the allocation fell into each, and the percentage applied to each portion.
- A banner on the allocation lists the listing commissions that have counted toward the agent's running total for the period. This is how you check why the agent is sitting in the tier they are in.
Between the two, you can show an agent the exact figures and the exact listings behind their commission for that listing.
How Do I Switch an Allocation Between Fixed and Sliding Calculation?
Each agent allocation can use either mode, set on the allocation itself:
- Sliding Calculation - Rex applies the agent's sliding scale, splitting across tiers where needed. This is the default for an agent assigned a sliding scale.
- Fixed Calculation - the allocation uses a set percentage or amount instead of the sliding scale, for a one off arrangement on a single listing.
⚠️ Please Note: Switching an allocation to Fixed Calculation takes that listing out of the sliding scale calculation for that allocation. Use it for genuine one off arrangements rather than as a way to adjust a figure that looks wrong, since it changes what the agent is actually paid.
When Does a Commission Amount Lock In?
Each structure has an earning trigger, set with the only calculate listing when it reaches setting, which is the contract status a listing needs to reach before its commission counts (for example unconditional, deposit released, agent commission paid, or settled).
Once a listing reaches that status, the calculated amount locks in. It does not recalculate later if the agent moves into a higher tier, so a listing earned while the agent was in the lower tier stays at the lower tier's percentage. This is what stops earlier settlements from being retrospectively repriced every time an agent progresses up their scale.
❓ Frequently Asked Questions
The percentage Rex applied is not what I expected. Why?
The most common reasons are that the agent's running total sits in a different tier than you assumed, or that a starting amount is in play. Open Show calculation breakdown to see which tiers were used, and check the allocation banner to see which listings have counted toward the running total this period.
Why did the amount not change after the agent moved into a new tier?
Amounts lock in once the listing reaches the structure's earning trigger. Listings earned in an earlier tier keep that tier's percentage.
Which listings have counted toward this agent's running total?
The banner on the allocation lists them. Note that the running total covers the current commission period only, so listings from a previous period will not appear.
Can I override the calculated amount on one listing?
Yes, switch that allocation to Fixed Calculation and enter the figure you need. Use this only for genuine one off arrangements.
