Newsletters are a great tool for sending out regular and targeted e-content material.

You can track how many contacts have opened your newsletter, who has unsubscribed, how many times a contact has interacted with it and more!
This functionality should be used for regular engagement which is targeted towards a specific group of contacts, for example First time buyers or Developers.

An example of when to send a Newsletter is when you want to inform your contacts on how the market is currently performing, why to chose your agency etc.
Mail Merges:
Mail merges are used as a more general way of contacting your clients on a one off basis. You will have much more limited reporting functionality and these shouldn’t be used to send out regular or general engagement.
This is due to receivers of a mail merges not having the ability to unsubscribe from your emails, which may result in a contact reporting you for breaking spam laws if they perceive it to be junk mail.
Mail merges should be used for things such as confirming a viewing, sending a sales memorandum, confirming an offer etc.
